How I Made My Singe Family House Appraise Like Multifamily
Here’s the shift most investors miss. Multifamily properties are valued using the income approach — meaning the appraisal is based on net operating income, not just comparable sales. So how did I get my single family house treated like multifamily? I used a master lease. When you lock in a defined amount of time and guaranteed income, your lender can use that income for a DSCR loan — and that changes the valuation. I’ve personally seen values spike by hundreds of thousands just by structuring the lease correctly.
