I learned this one the hard way. I put down a $10K earnest money deposit to show the seller I was serious. But when I assigned the deal, the buyer understood the contract better than I did and used that EMD as a credit toward his purchase price. I was supposed to make $10K. Instead, I only got my deposit back. Some real estate “shortcuts” can put you in serious trouble. If the purchase price is $150K and the extra $50K is really for renovations, that needs to be clearly written in the contract. I’ve seen this buyer red flag too many times in real estate wholesaling. They act excited. They sign the assignment fast. But when it is time to send EMD and open escrow, they start ghosting. Then suddenly, they want access to the property before putting any money down. That usually tells me one thing: I’m not dealing with a real buyer. I’m probably dealing with another wholesaler pretending to be the end buyer.
